What $700k buys: the lake vs the city.

It's the conversation we have most often with Melbourne buyers: they tell us their budget almost apologetically, and we get to watch their faces when we show them what it buys here.

In much of metropolitan Melbourne and Geelong, a budget around $700,000 typically puts you in a townhouse, a unit, or an older home on a compact block in the outer ring — often with a renovation attached and a commute to match. The same money on the lake is a different proposition altogether.

Around Yarrawonga and Mulwala, that budget generally buys a modern three- or four-bedroom family home on a genuine block — frequently with the double garage, the side access for the boat or van, and the outdoor living space that city listings describe as "potential." Stretch toward the mid-$700s and you're looking at near-new homes in estates like Silverwoods, minutes from the water and the golf course. Come back under $650,000 and there are solid family homes close to town, while quality building blocks — including in newer lakeside estates — commonly sit in the $275,000 to $410,000 range, which puts a build-your-own path inside reach of budgets that wouldn't cover a deposit gap in some city suburbs.

The part the spreadsheet misses

The price gap is easy to show; the lifestyle gap is the thing buyers consistently tell us they underestimated. The commute to the foreshore is measured in minutes on foot. School drop-off doesn't involve a freeway. The lake, the river, the golf resort and the main street are all part of an ordinary Tuesday, not a long-weekend treat. And because Yarrawonga–Mulwala is a genuine regional centre — supermarkets, schools, medical services, cafés, sporting clubs — the move doesn't carry the "what do we give up?" trade-off of smaller villages.

What to watch

Two honest caveats. First, waterfront and water-view property here behaves like waterfront everywhere: it carries a premium and moves quickly, so buyers with their heart set on the water should get their brief registered early. Second, prices on the lake have been discovered — the days of city buyers being startled by sub-$400k family homes are behind us. The value story now is about what the same dollar buys, not about bargains.
